Maintenance approval thresholds: the setting most owners never get offered
A number you choose that decides which repairs happen automatically and which ones wait for you. Here is how to set it sensibly.
Most rentals that sit empty are not badly marketed. They are priced against the wrong comparison — listed properties instead of leased ones.
Owners usually price a rental by looking at what similar homes are listed for. That is the wrong data set, and it is the single most expensive mistake in this business.
A listing that has been up for six weeks is not evidence of market rent. It is evidence of a price nobody has accepted. If you price against four listings and three of them are stale, you have anchored your property to a number the market has already rejected.
The number that matters is what comparable properties actually leased for, and how long they took. In the Valley, "comparable" is narrower than most owners assume:
Overpricing does not cost you the difference between two prices. It costs you vacancy.
Take a home that would lease at $1,450. List it at $1,550 and suppose it takes an extra six weeks to lease.
You are down roughly $800 for the privilege of holding out. And that assumes it eventually leases at the higher number, which stale listings usually do not — they lease at the original price, later.
The reverse mistake is real too. Underpricing by $75 a month costs you $900 over a year and often attracts a wider applicant pool than you actually want to sort through.
Demand in parts of the Valley genuinely shifts through the year. Winter visitors change what furnished properties can command in some areas, and the academic calendar affects Edinburg differently than it affects Weslaco. A property coming vacant in a slower month for its submarket needs either a sharper price or a better-prepared home — preferably both.

The gap between one resident leaving and the next moving in is usually built from waiting, not from working.
The fee percentage is on the first page. The clauses that actually cost you money are usually not.
