Inspection types
Move-in inspection
Documents the condition the resident receives the property in. This is the record that makes a deposit decision defensible later.
Routine inspection
Periodic interior and exterior check for maintenance issues, lease compliance and developing problems while they are still cheap.
Move-out inspection
Compared directly against the move-in report, photograph by photograph, so deductions are evidenced rather than argued.
Vacant property check
Regular checks on unoccupied properties for weather damage, pests, water intrusion and security.
Make-ready inspection
A punch list of everything standing between the property and rent-ready, priced and prioritised.
What is in the report
- Every room, rated and noted individually
- Photographs attached to the specific item, not dumped at the end
- Recommended repairs with a priority level
- An overall condition summary
- A downloadable file for your records
How often
Full Service management includes routine inspections 2 times a year, plus move-in and move-out. Additional or specialised inspections can be scheduled at any time.
Why owners care about this one
Deferred maintenance is the most expensive thing that happens to a rental property, and it is invisible until it isn't. A roof leak found on a routine inspection costs a repair. The same leak found by a resident's ceiling costs a repair, a claim, and sometimes a resident.
