Our model
Why We Don't Maintain an Expensive Office
Masons Property Management operates as a technology-first property management company. By reducing unnecessary overhead, we can keep management fees competitive while investing in service, technology and people in the field.
What you are not paying for
- A storefront lease on a main road
- A reception desk you will never visit
- A conference room used four times a year
- Commercial utilities, furnishing and upkeep
- Staff whose job is to maintain an office
What that money funds instead
- Property managers who go to the property
- Photo-documented inspections
- In-house cleaning and maintenance capacity
- Owner and tenant portal technology
- Faster response on the things that cost you money
Where the difference goes
Property managers in the field
Time spent at properties instead of at a desk waiting for owners to visit.
Inspections with photo reports
The single most useful thing an owner can receive, and the first thing cut when margins are thin.
In-house cleaning and maintenance
Capacity we control, so a turnover does not wait on someone else's calendar.
Technology
The owner and tenant portals, the maintenance system and the reporting that makes all of it visible.
Faster response
Answering quickly is a staffing decision, and staffing is where the money goes when it is not going to rent.
The honest version
A storefront office is not useless — it is just not useful to you. In years of property management, an owner might visit an office once, to sign. Residents almost never do; they pay online and report problems online. The office exists mostly to look established. We would rather look established by showing you photographs of your property.
This is not a budget service
Lower overhead is not the same as lower service. We charge competitive management fees because our cost structure allows it, and we spend the difference on the parts of this business owners actually experience: inspections, documentation, responsiveness, and people who go to the property.
Lower overhead. Better service. More value for property owners.
