For owners

Everything you asked the last company for.

This page is organised around what owners tell us goes wrong. Each item names the problem and the mechanism that prevents it — not a promise, a mechanism.

Transparent maintenance

You see the entire chain on one screen: the request, the diagnosis, the photos, the estimate, your approval, the completion photos and the invoice. Nothing is summarised for you after the fact.

Solves: repairs you never heard about, unexplained deductions, no visibility into work orders

Owner approval controls

You set a maintenance authorization limit — $250 by default, changeable any time. Below it, we handle it and tell you. Above it, nothing starts without your yes.

Solves: unnecessary repairs, work done without approval, owner funds treated like a blank cheque

Photo documentation

Before photos, after photos, technician notes and the invoice, attached to the work order. Whenever it is practical to photograph something, we photograph it.

Solves: no photos of repairs, poor documentation, no proof the work was done

No surprise bills

Management fees and any applicable service charges are published on our pricing page and written into the management agreement. What you read before signing is what you are billed.

Solves: hidden fees, expensive renewal fees, excessive placement fees

No quiet markups

We do not inflate repair invoices. If an administrative or coordination fee ever applies, it appears as its own line, named, on the invoice and on your statement.

Solves: maintenance markups, repair kickbacks, invoices you can't reconcile

Large-repair protection

Above your quote threshold — $750 by default — we obtain a competing quote where it is reasonably practical, attach both to the work order, and let you choose.

Solves: no competitive bidding, overpriced major repairs

Fast communication

Our standard is that owner messages are answered within one business day, tenant inquiries are acknowledged promptly, and urgent maintenance is routed the moment it arrives.

Solves: poor communication, managers who disappear after signing

Inspections that produce a document

Room by room, with condition, notes, photos and recommended repairs by priority. You can read it, download it, and compare it against the last one.

Solves: no inspections, no idea what condition the property is in

A record every request actually creates

Every tenant request generates a numbered work order the moment it is submitted, and the tenant sees the number. If a tenant says they reported something, the record either exists or it doesn't.

Solves: 'the tenant says they told you' disputes

Vacancy treated as the emergency it is

A month of vacancy costs more than a year of the fee difference between managers. Listing, syndication, showing coordination and make-ready run in parallel, not one after another.

Solves: properties sitting empty, slow turnovers

Statements you can reconcile

Every line on your monthly statement links back to the record that created it — the payment, the work order, the invoice. Year-to-date income and expenses are always current.

Solves: poor financial reporting, statements you have to chase

Consistent, lawful screening

Written selection criteria, applied identically to every applicant, with screening performed by a compliant third-party provider. Fair Housing is not a footnote in how we operate.

Solves: weak tenant screening, inconsistent decisions

Maintenance approvals

Owner approval controls

You decide how much we may spend without asking. This is the setting most owners are never offered — change it whenever you want.

Handle repairs automatically at or under

$250

We handle anything at or below this amount and report it to you. Set it low for tight control, higher if you would rather not be consulted about small repairs.

Obtain a competing quote above

$750

Above this amount we seek a second quote where reasonably practical and show you both before you decide.

Emergency

Emergency — proceeded before approval

Applies only to life safety or active property damage. Every bypass is recorded with a written justification that stays on the work order permanently.

Fast communication

Our standard is that owner messages are answered within one business day, tenant inquiries are acknowledged promptly, and urgent maintenance is routed the moment it arrives.

Emergency maintenance

We accept maintenance requests 24 hours a day and coordinate emergencies immediately on receipt. This is not a guarantee that a technician is dispatched to every request at any hour — genuine emergencies are prioritised over routine work.
